Position Overview
Granite REIT (“Granite”) is a Canadian-based REIT engaged in the acquisition, development, ownership and management of logistics, warehouse and industrial properties in North America and Europe. Granite owns 140 investment properties representing approximately 60 million square feet of leasable area. Its head office is located in Toronto and has regional offices in Dallas, Texas, Amsterdam, Netherlands and Vienna, Austria.
The Property Accountant – 15 Month Contract* will report to the Senior Manager, Global Property Accounting, and support the Finance and Accounting department through the accurate and timely preparation of property/portfolio level financial statements, working papers, regulatory filings and account reconciliations, in addition to participating in the budgeting and other processes. The Property Accountant will add value by developing an understating of the businesses supported and the relevance of entries, reconciliations and reports for which they are responsible, as well as their drive for continuous improvement.
Please note this is 15 month contract to cover a maternity leave. It is a hybrid role - Monday/Friday you have the option to work from home and Tuesday/Wednesday/Thursday are in the office.
Job Functions
- Full cycle accrual accounting (in accordance with IFRS) for a portfolio of Canadian and US properties, including maintenance of the general ledger (G/L), accounts payable and receivable functions, month-end close, bank reconciliations, and preparation of all working paper
- Review and generate monthly billings for
- Prepare property accounting journal entries including operating expense accruals, revenue accruals, management fees, straight-line rent and other rent entries as required.
- Review, analyze and approve tenant lease set up in Yardi, including recovery calculation schedules, recovery rules, and straight-line rent set
- Complete monthly, quarterly and yearly processing and reporting of property financials.
- Verify revenue assumptions and provide commentary for variances to budget, forecast and prior year covering monthly, quarterly and year to date results.
- Review and analyze tenant accounts receivable and follow up with property manager with respect to collection, bad debt allowance and write
- Prepare monthly management report package including various reports, detailed schedules and variance
- Work proactively with property managers and asset managers to identify issues regarding the monthly financial results, tenant recoveries/tax questions, and provide guidance on proper accounting
- Calculate and process adjustment billings to
- File HST returns and initiate payments for HST-registered entities in Canada
- Prepare annual operating and capital budgets and quarterly reforecasts for a specific portfolio of
- Provide assistance to external and internal auditors as
- Assist where necessary on any special projects or other duties as
- Identity opportunities for improved efficiencies and controls in accounting routines and reporting

Skills / Requirements
- Minimum of three (3) years’ experience in Real Estate property accounting, ideally working with industrial or commercial asset classes.
- University degree is an asset.
- CPA designation or CPA program substantially completed is an asset.
- Experience in large corporate and/or multi-national company environment is preferred
- Experience with Yardi Voyager 7s is an asset.
- Advanced working knowledge of Excel.
- A self-starter with good interpersonal skills and the ability to quickly build relationships within their team and across departments.
- Ability to meet tight deadlines and to prioritize in multi-tasking environment demonstrating resilience, passion and commitment to deliver and be accountable for the results.
- Strong analytical and accounting skills with excellent attention to detail.
